The lending company will request some kind of proof showing that you expect to make a realistic amount of profit from renting out the property. In general only around 75% of your estimated rent income will be considered when applying for a new loan and calculating second mortgage rates.

It is a fact that it is basically a lot easier to get a mortgage loan if your lender does not know that you are planning to rent out your property. A second mortgage typically refers to a secured loan (or mortgage) that is subordinate to another loan against the same property. A second mortgage can occasionally be the catalyst to foreclosure when a homeowner defaults on their loan. The second lien holder then purchases the primary mortgage (which may still be in good standing) and then forecloses which leaves the homeowner losing their home to the 2nd mortgage lender.
